Understanding the Woodside Plantation Property Owners’ Association (WPPOA)

The Woodside Plantation Property Owners’ Association (WPPOA) serves as the governing body responsible for maintaining Woodside Plantation’s common areas and infrastructure in accordance with its bylaws, covenants, policies, architectural guidelines, and rules and regulations.  Together, these governing documents define board and administrative authority, community standards, and owner responsibilities.

  • The WPPOA is run by a Board of Directors made up of nine volunteer resident directors who are elected by the property owners to oversee various specific aspects of WPPOA responsibilities. The WPPOA also has an administrative staff that oversees day-to-day operations. The WPPOA is responsible for conducting monthly and annual meetings, maintaining association records, administering annual elections, and collecting assessments.  It also prepares the annual budget, obtains financial audits, and commissions reserve studies as needed.
  • The association maintains shared infrastructure, including roads, landscaped common areas, lakes, dams, parks, and streetlights. These responsibilities support the safety, appearance, and long-term value of the community.
  • The WPPOA helps preserve property values by monitoring compliance with community standards, issuing notices when needed, and following established due-process timelines for correction. The covenants define the requirements that apply to private property within Woodside.
  • Communication is an essential part of community operations. The WPPOA provides timely updates on matters such as road closures, safety concerns, and homeowner inquiries through multiple communication channels, including its SMS text messaging system introduced in early 2026.
  • Some services overseen by the WPPOA are provided by third-party contractors. The association is responsible for monitoring performance, ensuring compliance, managing costs, and regularly soliciting competitive bids for contracted services.

TWO CLUBS, ONE WOODSIDE LIFESTYLE

One of the distinctive features of life in Woodside Plantation is the opportunity to enjoy a rich club lifestyle without leaving the community.  Residents and members have access to two well-established clubs: Woodside Country Club and The Reserve Club at Woodside.  Each has its own personality, amenities, and traditions, and together they help shape the active, social, and welcoming character of Woodside.

WOODSIDE COUNTRY CLUB

Woodside Country Club offers a relaxed, classic, southern-inspired country club experience in the heart of Woodside.  Initially opened in 1987, Woodside CC is owned and operated by Invited Clubs (formerly ClubCorp), the largest owner of private golf and country clubs in North America.  The club is known for 36 holes of world-class golf plus an 8-hole short course, dining, and a full calendar of social opportunities.  The clubhouse provides a comfortable gathering place for casual meals in Mulligan’s or a more refined evening in the Charleston Dining Room, special occasion venues, and spaces to gather with neighbors and friends.

While golf is a major draw at Woodside CC with courses designed to take advantage of Aiken’s natural terrain and landscape, members can also enjoy tennis and pickleball, a 25-yard swimming pool, and a fitness center.  For many residents, the club serves as an easygoing “home away from home,” where recreation and fellowship naturally come together.

THE RESERVE CLUB AT WOODSIDE

The Reserve Club at Woodside is a private club located within the Reserve at Woodside, owned and operated by Woodside Golf, LLC.  Property owners in The Reserve and Hollow Creek areas of Woodside are required to have and maintain at least a Social Membership in the Reserve Club.  The Reserve Club offers 36 holes of championship golf: The award-winning Nicklaus Design golf course opened in 2002, with the first several holes of the Fuzzy Zoeller/Clyde Johnston collaboration opening in 2007.  The Zoeller course was completed in 2020.  The Reserve Club offers a racquet pavilion which includes tennis and pickleball courts, a resort-style pool and poolside café, a croquet lawn, and dozens of member-led club-hosted groups including cards, books, wine, and arts/crafts.

The Reserve Club offers a wide range of social activities and many welcoming places to gather, from the Verandah, the Sports Lounge, private dining rooms, and ballrooms.

A SHARED CONTRIBUTION TO COMMUNITY LIFE

Although the two clubs differ in structure and style, both contribute meaningfully to the Woodside experience.  These clubs are more than amenities.  They are part of the social fabric of Woodside Plantation.  They provide spaces where neighbors become friends, newcomers find their footing, and long-time residents continue to enjoy the benefits of an active and engaged community.  As Woodside continues to grow and welcome new residents, both Woodside Country Club and The Reserve Club at Woodside remain important anchors of recreation, hospitality, and community connection.  Together, they help make Woodside not just a place to live, but a place to belong.

 

The 1993 Purchase That Shaped Woodside’s Future

How Woodside Development, L.P. helped create the Woodside Communities of today

In December 1993, Woodside Development, L.P. purchased undeveloped acreage and unsold lots within Woodside, marking a defining moment in the evolution of one of Aiken, South Carolina’s best-known master-planned communities.  That acquisition and subsequent purchases within The Reserve and Hollow Creek Reserve, gave the company the land base and long-term planning control needed to guide Woodside’s growth from a residential golf community into the broader Woodside Communities of today.

Before the 1993 purchase, Woodside had already begun to take shape around gated neighborhoods, golf, club amenities, and Aiken’s natural, equestrian, and recreational character.  By the early 1990s, it had attracted residents seeking privacy, amenities, and a strong sense of place, but its future depended on coordinated investment and a unified development vision.

Woodside Development, L.P.’s acquisition provided that continuity.  Rather than allowing growth to occur in disconnected pieces, the company could shape neighborhoods, amenities, trails, open space, marketing, and maintenance under a cohesive plan.  This approach helped preserve Woodside’s natural setting while supporting new phases of residential and lifestyle development.

Over the following decades, Woodside expanded beyond housing and golf into a full lifestyle community.  The Reserve Club strengthened Woodside’s private-club identity, while amenities such as lakes, trails, racquet sports, fitness, dining, social programming, and gathering spaces broadened its appeal.  The Village at Woodside added a walkable, mixed-use setting with neo-traditional homes, cottages, luxury apartments, restaurants, services, medical offices, parks and community spaces.

Woodside also adapted its real estate offerings to different lifestyles, including custom homesites, move-in-ready homes, golf-view and wooded properties, low-maintenance neighborhoods and newer areas such as The Peninsula, Highpoint, Anderson Farms and Bridgewater.

Woodside Development, L.P. enjoys a collaborative relationship with the WPPOA, but does not have management oversight, and is subject to the same covenants applicable to all property owners, including payment of annual assessments for all properties developed.  Woodside Development, L.C. or its affiliates manage all maintenance of roads and common areas and the costs associated with that maintenance in newly developed areas until 65% of home sites in each area have been sold. At that point, the neighborhood is turned over to the WPPOA for ongoing management and maintenance of roads and common areas.

The legacy of the 1993 purchase is visible in Woodside’s current identity: a private, amenity-rich master-planned community with championship golf, preserved green space, more than 20 miles of trails, social and recreational programming, and convenient access to Aiken’s cultural and daily amenities.  What began as an acquisition of undeveloped acreage and unsold lots became the foundation for Woodside’s long-term growth and its role as one of Aiken’s most established residential communities.
